Outdoor Concrete That Handles the Florida Sun

Lanai & pool deck coatings are a big part of our work in Naples, because so much of life here happens outside on concrete. A screened lanai, a pool deck, a patio off the kitchen or a front entry all take full sun, rain, pool water, chlorine, sunscreen and bare feet. Over time that concrete cracks, stains, grows mildew and gets uncomfortably hot. A properly chosen coating or resurfacing system can make it look new again and make it safer and more comfortable to walk on.

Why outdoor coatings are different

The products that work on a garage floor are not always right outside. HomeGuide scores sunlight resistance as excellent for polyaspartic but only poor to fair for standard epoxy. Plain epoxy in full sun will yellow, chalk and break down. Outdoor work also has to handle water from both directions: rain and pool splash on top, and ground moisture coming up through the slab. Breathability, texture and color all matter more than they do indoors.

Pool deck resurfacing options

There is more than one way to renew a pool deck, and HomeGuide's pool deck guide lists the main ones with national price ranges:

  • Spray-textured acrylic (often called Kool Deck): a textured finish HomeGuide describes as non-slip and helpful for lowering surface temperature.
  • Epoxy and polyaspartic systems: often with chip or aggregate broadcast and a UV-stable top layer.
  • Decorative overlays: a thin cementitious layer we can trowel, texture or tint.
  • Stamped overlays: patterned to look like stone, slate or tile.
  • Sealing: a clear or tinted sealer that protects an existing surface in good condition.

We recommend the option that fits your deck's condition, how much sun it gets and how you use it.

Heat and color

Dark, smooth surfaces in Naples sun can get too hot for bare feet. Lighter colors, textured finishes and cool-deck style coatings help. HomeGuide notes that Kool Deck style finishes help lower surface temperature. For lanais under a screen cage, the sun is filtered but still strong, so we still use UV-stable materials and lighter tones there.

Grip around water

Any surface around a pool needs texture. We do not install glossy, smooth coatings on pool decks. Chip broadcast, aggregate in the topcoat and knockdown or trowel textures all improve grip. For lanais that double as outdoor living rooms, we balance texture with ease of cleaning, so furniture moves easily and spills can be wiped up.

Salt air, chlorine and cleaning

Homes near the Gulf and along the canals deal with salt in the air, and pool decks see chlorine or salt-system water every day. Both are hard on worn concrete and on coatings that are not built for them. We choose systems that tolerate pool chemicals, and we recommend a regular rinse with fresh water. Mildew grows quickly on shaded outdoor concrete in humid weather, and a sealed, coated surface is much easier to keep clean than bare, porous concrete.

Preparing outdoor concrete

Outdoor slabs often have cracks, old paint or sealer, failing spray texture, rust stains and spalled areas near the pool coping. We clean and grind or pressure wash as the system requires, repair cracks and spalls, and check moisture. Expansion joints and the joint at the pool coping are kept open or treated with a flexible sealant so the deck can move without cracking the new surface. Paver decks are a different job: they are usually cleaned and sealed rather than coated.

Lanais under the screen cage

Many Naples homes have a screened pool cage that covers both the pool deck and a sitting area next to the house. That space works as an outdoor living room, with furniture, a grill, plants and often a ceiling fan. A coating here needs to resist sunscreen, food spills, pool water and furniture legs while staying comfortable underfoot. Chip systems with a UV-stable topcoat and fine grit work well on covered lanais, while open pool deck areas usually get a spray texture or overlay. We can blend the two areas so they look like one surface.

Associations and permits

Many Naples communities have rules about exterior colors and finishes, and some pool deck projects may involve the city or county building department. Check with your association first; we supply the color samples, product data sheets and written scope they will want to review.

Storms and outdoor surfaces

Hurricane season brings debris, standing water and sometimes salt water onto lanais and pool decks. A sealed and textured surface is easier to clean once the water goes down, and it keeps stains from soaking into the concrete. Cracks that open after a storm should be repaired before they spread under the coating, so let us know if you notice new ones.

Keeping an outdoor coating looking new

Rinse the deck with fresh water regularly, especially if you live near the Gulf or use a salt pool. Clean mildew with a mild solution before it takes hold in the texture. Keep pool chemicals off the surface when adding them to the water, and lift heavy planters on feet so water does not sit under them. A sealer or topcoat refresh every few years keeps color and protection in good shape.

Lanai & Pool Deck Coatings Questions

What is the cost range for pool deck resurfacing?

HomeGuide lists Kool Deck style resurfacing at $4 to $6 per square foot, with epoxy at $4 to $10, decorative overlays at $6 to $12 and stamped overlays at $7 to $20. Crack repair and removing old coatings add to the total.

Can you use epoxy on a pool deck?

Only with a UV-stable system and real texture. HomeGuide gives plain epoxy a poor to fair score for UV, so we top it with polyaspartic or other outdoor-rated layers and add grip.

Does a coating make a pool deck slick?

It should not be. We add texture through chips, aggregate or spray finishes and never leave a smooth gloss around water.

Does my HOA have to sign off on a lanai coating?

Often, especially for color changes visible from outside. We give you samples and product data sheets to submit.

Can you coat over pavers?

We usually do not coat pavers. They move independently and are better cleaned, re-sanded and sealed.
