Shared Walls, Separate Garages
In Vineyards, epoxy flooring is often a matter of coating one garage among a row of near-identical ones. The community sits about 10 miles northeast of downtown Naples, west of Interstate 75 at Exit 107. ACS figures on Point2Homes show a mix of housing: about 29% detached homes, 14% attached single-family units, and nearly 24% in buildings of three or four units. Many of those homes share a roofline, a driveway apron or an entry.
Matching the neighbors
When garage doors sit side by side, owners often want a floor that looks like it belongs. We bring flake samples to the site so you can see them next to your stucco and pavers, and we ask whether your association has a preferred color family. A gray or tan blend usually keeps everyone comfortable. We stop the coating cleanly at the door line so it does not creep onto a shared driveway.
Slabs about twenty-five years old
The median build year in Vineyards is 2000. About 41% of homes went up in the 1990s and another 41.5% between 2000 and 2009. A slab that age has finished curing and settling, but it has also had decades of tire traffic and spills. Many builder-grade garage floors were left bare or given a thin sealer. We grind away what remains so the new system bonds to fresh concrete.
A little higher ground
Wikipedia lists Vineyards at about 16 feet above sea level, higher than the 7 feet typical of the coastal neighborhoods. That helps, but it does not mean a dry slab. About 14% of the community's total area is water, and summer storms still soak the ground. Moisture testing is part of every estimate we write here.
Seasonal households
About 38% of housing units in Vineyards were unoccupied in the ACS estimates. Owners who leave for part of the year want a floor they can close up and come back to. A seamless coating does not hold dust in its pores, and a light color makes it easy to spot a leak from a water heater or a car. We will talk you through cleaning products that will not dull the topcoat.

Vineyards Questions
Does my Vineyards association need to approve a garage coating?
Many do, especially when the color shows from the street. We are glad to send product sheets and a color sample for you to share with the board before work is scheduled.
Where does the coating stop at the garage door?
We finish at the door seal line with a clean edge. If you want the coating to continue onto your own apron, we can discuss that, but we keep it off shared driveways unless the association approves.
My builder sealer is peeling. Do you remove it?
Yes. Peeling sealer has to come off completely, or the new coating will peel with it. We diamond grind the floor, which removes the sealer and opens the concrete so the primer can soak in.
Is a gray flake the only option for an attached-home garage?
Not at all. Gray is popular because it hides dirt, but tan, mocha and mixed blends work well too. We show samples in your garage light so you can choose with confidence.
