Coating at Sea Level
Epoxy flooring on Marco Island has to account for salt water, both in the air and sometimes on the floor. Wikipedia lists the island's elevation at 0 feet, and Hurricane Ian brought an 8-foot storm surge on September 28, 2022. Many ground-level garages and parking areas took on seawater that day. When we look at a slab here, the first question is not color. It is what the concrete has been through.
Salt left behind
Seawater leaves salts in the pores of concrete after it dries. Those salts can draw moisture back to the surface and push off a coating from below, showing up as white powder, blisters or flaking. Before coating a slab that flooded, we look for that white residue, take moisture readings and clean the surface thoroughly. Grinding opens the pores, and we may rinse and retest before priming.
Condo towers and parking levels
ACS estimates on Point2Homes show about 31% of Marco Island housing units in buildings of 50 or more units, and another 13% in buildings of 20 to 49. Parking levels and storage rooms in those buildings get heavy traffic and harsh cleaning. For associations, we write detailed scopes, list each product layer and phase the work so residents can still park.

A 1970s and 1980s island
The Deltona Corporation, led by the Mackle brothers, drove development here in the 1960s, and the S.S. Jolley Bridge opened in 1969. The bulk of today's homes came in the next two decades: 21.6% in the 1970s and 32.8% in the 1980s, and the median build year is 1987. Slabs that age often carry old sealers and repairs that must be ground away before a new system goes on.
Homes that empty out
The 2020 census counted 55.8% of housing units as vacant, and the population more than doubles in winter, per Wikipedia. A closed garage on a sea-level island stays humid all summer. A sealed floor does not trap that moisture the way bare concrete does, and a light color makes leaks easy to spot when you return. We favor UV-stable topcoats near open doors so bright island light does not yellow the floor.

Marco Island Questions
Can a Marco Island garage that took surge water be coated?
Usually, once it is clean and dry enough. Salt left in the concrete can cause problems, so we look for residue, take moisture readings and clean thoroughly before priming.
Why is there white powder on my slab after the storm?
That is often efflorescence or salt residue drawn out of the concrete. It needs to be removed, and the slab may need time and a recheck before coating.
Do you coat condo parking levels on the island?
Yes. We provide written scopes and product data for boards and can phase the work so residents keep parking access.
Will a coating protect my garage from future surge?
No coating stops flooding. A sealed floor does make cleanup faster and reduces how much salt water soaks into the concrete.
