Golf Carts, Clubs and Newer Slabs
Epoxy flooring in Lely Resort is often about the second vehicle in the garage: the golf cart. The community grew around three golf courses built in 1990, 1991 and 1997, according to Wikipedia. Its history goes back to 1972, when Cornelius van der Lely, a Dutch inventor, bought about 25,000 acres and planned more than 10,500 homes. Building moved slowly until Stock Development bought 340 acres in the southern half in 2001.
A young housing stock
That late start shows in the numbers. ACS data on Point2Homes puts the median build year at 2007, with about 40% of homes built from 2000 to 2009 and 37.5% from 2010 to 2019. Most garages here still have their original builder floor, either bare or sealed with a thin clear coat. Those finishes wear first where tires turn, and a proper coating lasts much longer.
Cart bays and charging corners
Golf carts sit in the same spot for days, often near a charger and an outlet. Battery acid, dripping water after a wash, and the scuff of tight turns all take a toll on bare concrete. Full flake under a polyaspartic clear coat resists those, and we can coat a raised curb or wall base to keep cleaning water off the drywall. We will also ask about bag racks and storage so the layout works around them.
Townhomes and small buildings
About 30% of units in Lely Resort are detached homes. The rest are attached homes and buildings of two to fifty-plus units. Many owners will need association approval for visible colors, and some garages share walls. We keep edges clean, stop at property lines and supply product data sheets for review.
Low, flat ground
Wikipedia places Lely Resort near 7 feet above sea level. Newer homes usually have a vapor barrier under the slab, but we still test, because a torn barrier or a wet season can change readings. If you are coating a newer garage, we check the pour date too. Concrete that has not fully cured needs more time before it can be sealed.
How Lely Resort Grew
- A 1972 land purchase. Cornelius van der Lely bought about 25,000 acres in 1972, planning more than 10,500 homes, per Wikipedia.
- Three golf courses. The community's planned golf courses were built in 1990, 1991 and 1997; Stock Development bought 340 acres in 2001.
- Mostly built after 2000. The median build year is 2007, with 39.7% of homes from 2000-2009 and 37.5% from 2010-2019 (ACS via Point2Homes).
- Fast growth. Population rose from 1,426 in 2000 to 7,619 in 2020, and 40.1% of housing units were vacant at the 2020 count.

Lely Resort Questions
Will battery acid from a golf cart damage the coating?
Occasional acid drips will not hurt a chemical-resistant topcoat as long as they are wiped up. We suggest a drip tray under the battery area as well, since acid will etch nearly any floor if left sitting.
Does a newer Lely Resort garage still have to be ground?
Yes. New garage slabs are often smooth and hard, sometimes with a curing compound or builder sealer. Grinding roughens and opens that surface so the coating can grip.
Can you coat the wall base in my cart bay?
We can carry the coating several inches up the wall as a cove or curb. It keeps wash water and dirt off the drywall and makes cleaning easier.
Do I need my association's approval for a garage floor color?
Some associations care only about what shows from the street, others have broader rules. Check with yours. We are happy to supply color samples and product details for a review.
