Frequently Asked Questions

Epoxy Flooring Questions

What will epoxy flooring run me in Naples?

Professionally installed epoxy costs $4 to $10 per square foot nationally per HomeGuide, or roughly $1,600 to $5,800 across a two-car garage. Its polyaspartic guide gives $5 to $12 per square foot. Grinding off old paint, crack repair and decorative finishes all affect the total, so we price each floor after measuring and testing it.

Does epoxy flooring have drawbacks?

Epoxy needs a dry, properly ground slab and can peel or blister if moisture or oil gets sealed beneath it. HomeGuide also scores it poor to fair on UV and says a complete cure can stretch out to seven days. A smooth, glossy coat can also be slippery when wet. We handle those issues with moisture testing, a UV-stable topcoat and texture or flake where grip matters.

Can I use epoxy floor paint on tiles?

Coatings can stick to some well-bonded ceramic tile after heavy abrasion and a special primer, but grout lines tend to show through and any loose tile will take the coating with it. For lasting results we usually recommend removing the tile and coating the concrete underneath. We will look at your tile during the estimate and tell you which route makes sense.

Is epoxy flooring a good choice for a condo garage?

Often, yes. Condo garages and storage rooms see oil drips, tire marks and frequent cleaning, and a sealed floor handles all three. Many associations require approval first, so we hand over product data sheets along with a written scope for the board to review.

Will a garage floor coating stop flood damage?

No coating keeps water out of a garage. A sealed, seamless floor does keep silt, salt water and stains from soaking into the concrete, so the space cleans up and dries faster. The City of Naples adopted new 2024 flood maps, and you can check your property's zone on the city's interactive map.

How long until I can use my new floor?

That comes down to the system and the weather. According to HomeGuide, polyaspartic takes heavy vehicles after roughly 24 to 48 hours, whereas a full cure on standard epoxy can stretch out to seven days. On install day you get specific times for walking, furniture and parking on your floor.

What should I ask epoxy floor installers before hiring one?

Ask how they prepare the concrete, how they test for moisture, which topcoat they use where sun hits the floor and how they handle a humid install day. Ask for every coat and prep step in writing, along with how long before you can park. Clear answers to those questions tell you more than photos do.

Garage Floor Coatings Questions

What is the price range for a two-car garage floor in Naples?

For a two-car garage, HomeGuide's national figures are $1,600 to $5,800 with epoxy and $2,000 to $6,900 with polyaspartic. Old coating removal, crack repair and a full chip finish each move the price. You get a written figure from us after we measure and test.

Why did my old garage floor epoxy peel?

Usually the prep. Kits depend on acid etching, which leaves sealer, oil and weak concrete behind, and many are thin water-based products HomeGuide says last about 3 to 5 years. Hot tires then pull the film up. A ground floor under a thicker system and a hard topcoat holds on far better.

How long before the car can go back on the new floor?

HomeGuide allows about 24 to 48 hours before heavy vehicles drive on polyaspartic and says a full epoxy cure may stretch to a week. Bob Vila's guide gives about three days before parking on epoxy. We tell you the exact time for your floor.

Will my coated garage floor be slippery?

Smooth gloss can be slick when it is wet. The chips in a broadcast floor give it texture on their own, and anti-slip aggregate can be mixed into the topcoat too, mainly by the door where rain and wet feet come in.

Can you coat a garage where I keep a golf cart?

Yes. We pick a chemical-resistant topcoat for battery drips, add texture where the cart rolls in and suggest a mat under the charger area. Let us know about the cart at the estimate.

Decorative Chip Floors Questions

What is a flake epoxy floor?

It is a coating system: colored vinyl chips scattered into a wet base layer, then locked under a clear topcoat. The flakes add color, texture and thickness, and they hide dust and small marks better than a solid color.

Is a chip floor slippery when wet?

A full broadcast floor has natural texture from the chip edges, so it grips better than smooth gloss. Near doors and on covered lanais, anti-slip grit can also go into the topcoat.

Full broadcast or partial: which should I choose?

Full broadcast hides more dirt and gives the most grip, which suits most garages. Partial broadcast shows more of the base color and looks cleaner, which some people prefer for laundry rooms and gyms. We bring both to the estimate.

Do the flakes fade in the sun?

The flakes themselves hold color well, but the clear coat over them can yellow if it is standard epoxy. HomeGuide gives polyaspartic an excellent UV score, so it is our topcoat wherever sunlight reaches.

Polyaspartic Garage Floors Questions

Does polyaspartic beat epoxy in a Florida garage?

For sun exposure and fast return, yes. In HomeGuide's ratings polyaspartic is excellent against UV where epoxy is poor to fair, and it takes vehicle traffic after about 24 to 48 hours. Epoxy builds thickness faster, so many floors use an epoxy base under a polyaspartic topcoat.

How soon can I walk and park on polyaspartic?

Bob Vila's guide gives about 3 to 4 hours for foot traffic and about 24 hours for vehicles. HomeGuide's figure for heavy vehicles is 24 to 48 hours. Temperature and humidity on install day change the timing, and we give you specific times.

Can I install a polyaspartic floor coating myself?

It is not a good DIY product. It cures very quickly, so mixing, spreading and broadcasting have to happen in a tight window. Bob Vila's guide also advises against DIY.

Does humidity affect polyaspartic?

Yes. The chemistry reacts with moisture, and very humid air or a slab near the dew point can cause bubbling or haze. We measure conditions before each coat and wait when they are not right.

Metallic Epoxy Floors Questions

What price range should I expect for a metallic epoxy floor?

Metallic epoxy runs about $5 to $12 per square foot nationally, according to This Old House. Slab leveling, removing old flooring and multi-color designs push a project toward the higher end. Once we have seen the room, you get our price in writing.

Is a garage a good spot for a metallic epoxy floor?

It can be, but it is a look-first finish. Scratches and dust show on it more readily than on a chip floor, and it needs a UV-stable topcoat where daylight reaches. Many people choose it for a garage converted into a gym, studio or display space.

Will metallic epoxy work on top of existing tile?

We do not recommend it. Grout lines and any loose tile tend to show through or fail. We remove the tile, grind the slab and coat the concrete.

Is a metallic floor slippery?

High gloss can be slick when wet. A satin topcoat and an anti-slip additive add grip in rooms like home bars or spaces off the pool.

Commercial Floor Coatings Questions

What should a business budget for commercial epoxy flooring?

HomeAdvisor's figure for 100% solids systems on commercial and industrial jobs starts at $12 per square foot and goes up from there. Prep, square footage, access and scheduling change the total. We send a written proposal after a walkthrough.

Will we have to shut the business while you coat?

It depends on the system and the space. Bob Vila notes a closure of a day or two is possible, and fast-curing polyaspartic can shorten that. We plan phases, nights or weekends so you lose as little time as possible.

Do you coat condo parking garages?

Yes. The board gets product data sheets, a written scope and a phased schedule from us, and we can add stall striping and numbering.

What is the difference between a concrete floor coating and a sealer?

A sealer soaks into the surface or forms a very thin film. A concrete floor coating such as epoxy or polyaspartic builds a thicker, continuous layer that resists chemicals, abrasion and staining much longer.

Can you add safety lines and slip resistance?

Yes. We broadcast aggregate into the finish where floors get wet and can paint striping, walkways and zones into the coating.

Lanai & Pool Deck Coatings Questions

What is the cost range for pool deck resurfacing?

HomeGuide lists Kool Deck style resurfacing at $4 to $6 per square foot, with epoxy at $4 to $10, decorative overlays at $6 to $12 and stamped overlays at $7 to $20. Crack repair and removing old coatings add to the total.

Can you use epoxy on a pool deck?

Only with a UV-stable system and real texture. HomeGuide gives plain epoxy a poor to fair score for UV, so we top it with polyaspartic or other outdoor-rated layers and add grip.

Does a coating make a pool deck slick?

It should not be. We add texture through chips, aggregate or spray finishes and never leave a smooth gloss around water.

Does my HOA have to sign off on a lanai coating?

Often, especially for color changes visible from outside. We give you samples and product data sheets to submit.

Can you coat over pavers?

We usually do not coat pavers. They move independently and are better cleaned, re-sanded and sealed.
