Why Naples Garages Need More Than Paint
Garage floor coatings are the most common request we get in Naples. A garage here is rarely just a parking spot. It holds the car, the golf cart, beach chairs, fishing rods, a second refrigerator, pool supplies and often the washer and dryer. The door stays open on bright afternoons and summer storms push rain under it. An epoxy garage floor or polyaspartic system seals the concrete so spills, sand and water stay on top, where a hose or squeegee can move them out.
What happens to bare garage concrete
Concrete is full of tiny pores. Motor oil, brake fluid, pool chlorine, fertilizer and wet sand all soak in and leave marks that no cleaner fully removes. Untreated concrete also sheds fine dust that settles on everything stored in the garage. In a humid climate, damp items left on bare concrete leave rust rings and mildew spots. Many Naples garages also carry a coat of store paint or a thin kit coating from a past owner, and it is usually peeling where the tires sit.
Signs it is time to coat
- Dark stains soaked into the slab where the car sits
- Dust that is back a day after sweeping
- Paint or an old garage floor epoxy lifting in the tire paths
- Hairline or settlement cracks and chipped control joints
- A low spot by the door where rainwater sits
- Rust marks from tools, bikes or a golf cart charger
Older slabs need more prep
The median Naples home dates to 1983 in Census survey data compiled by Point2Homes, and about 60% of the housing stock went up in the 1960s, 1970s and 1980s. A garage slab that old has usually been painted, sealed, patched or stained at least once. Acid etching, the method most store kits rely on, cleans the top but leaves old sealer and weak concrete in place. Our approach is a full diamond grind, edges and corners included, down to clean, open concrete. Then we vacuum, degrease, fill cracks and chips and check moisture. If the slab is giving off more vapor than a standard primer can tolerate, we switch to one made for it.
Hot tires, sun and humidity
Hot tire pickup is a familiar complaint about thin coatings in warm places. A tire comes off hot pavement, softens a weak film as the car sits, and pulls it loose when you back out. The answer is a thicker, well-bonded system on ground concrete with a hard topcoat. Sun is the second challenge. HomeGuide grades polyaspartic excellent on UV and standard epoxy just poor to fair, so we finish garage floors with a polyaspartic topcoat that will not yellow in the strip of floor inside the door. The third is humidity during the install. We check dew point against slab temperature before every coat and keep the door closed while the coating sets.
Golf carts, boats and workshops
Naples garages carry some specific loads. Golf carts are heavy for their size and their batteries can drip acid. Boat trailers bring salt water and sand, and a trailer jack concentrates heavy weight on one small spot. Home workshops add dropped tools, solvents and rolling toolboxes. For these garages we usually suggest a full broadcast chip system sealed with a chemical-resistant topcoat, extra texture near the door and a pad under jacks and stands. We note these uses during the estimate so the system matches the garage.
Picking the look
Most of our garage floor coating jobs in Naples end up as a full chip broadcast, because the multicolored flakes keep sand and dust from showing between cleanings and add grip. For a cleaner look, some owners pick one solid color with only a sprinkle of chips, and the topcoat can carry an anti-slip additive. Physical samples come with us, so you judge colors under your own garage lighting, which looks very different from a phone screen.
Storm season and garage floors
The City of Naples adopted new 2024 Flood Insurance Rate Maps, and many neighborhoods sit in AE or VE flood zones. A coating will not keep surge or floodwater out of a garage, and we say so plainly. What a sealed floor does is give silt, salt water and debris nothing to soak into. After a storm you can shovel out the mud, hose the floor and squeegee it dry, and the concrete underneath stays cleaner than bare slab would. If your garage has taken water before, tell us at the estimate. We will check for salt deposits and efflorescence, take extra moisture readings and decide whether the slab needs more drying time before it can be coated.
Living with the new floor
Sweep or blow out grit regularly, because sand under tires is the main thing that wears a topcoat. Rinse off salt water, pool chemicals and fertilizer soon after they land. Clean with a pH-neutral product instead of strong degreasers. After a storm, hose out any silt before it dries. If you leave for the season, a clean, dry floor with the door sealed will be in the same shape when you get back.
Epoxy, polyaspartic or both
A garage floor coating can be built from several chemistries. HomeGuide's garage coating guide lists epoxy at $4 to $10, polyurea at $5 to $10 and polyaspartic at $5 to $12 per square foot. Epoxy builds thickness quickly and fills small imperfections. Polyaspartic cures fast and holds up to sunlight. In most Naples garages we combine them, with an epoxy or polyaspartic base and a polyaspartic topcoat, and we explain the trade-offs in the written quote.
What a Garage Coating Includes
Coverage runs across the whole slab, garage door to rear wall, and can include any steps or curbs you want done.
Diamond grinding
Diamond grinding across the field and along every edge takes off paint, sealer, stains and weak surface concrete.
Crack and joint repair
Cracks, spalls and control joints filled to leave one unbroken surface.
Moisture testing and primer
Readings taken across the slab, with a vapor-tolerant primer where the numbers call for it.
Base coat and chip or color
A bonded base layer with a full chip broadcast, partial scatter or solid color.
UV-stable topcoat
A clear polyaspartic finish that resists sun, hot tires and chemicals.
Steps and stem walls
The coating carried onto entry steps and the short curb along the garage walls.

These are national published ranges, not Naples quotes. Your slab's condition, any existing coating and your finish choice all shift the total, and the price you pay is the one on the written estimate we prepare after measuring.
How a Garage Job Runs

Cracks, spalls and joints are filled and ground flush.
4. Coat
Primer, base, chip or color and topcoat go down once humidity and dew point check out.
5. Cure and return
We give you walk, storage and parking times for your system and the day's conditions.

Why Choose Us for Garage Floor Coatings
Full grind, not acid etch
Grinding removes the old paint and sealer that make kit coatings fail.
Topcoat chosen for sun
Polyaspartic over the base so the door strip does not yellow.
Uses noted up front
Golf carts, trailers and workshops are written into the system choice.
Garage Floor Coatings Questions
What is the price range for a two-car garage floor in Naples?
For a two-car garage, HomeGuide's national figures are $1,600 to $5,800 with epoxy and $2,000 to $6,900 with polyaspartic. Old coating removal, crack repair and a full chip finish each move the price. You get a written figure from us after we measure and test.
Why did my old garage floor epoxy peel?
Usually the prep. Kits depend on acid etching, which leaves sealer, oil and weak concrete behind, and many are thin water-based products HomeGuide says last about 3 to 5 years. Hot tires then pull the film up. A ground floor under a thicker system and a hard topcoat holds on far better.
How long before the car can go back on the new floor?
HomeGuide allows about 24 to 48 hours before heavy vehicles drive on polyaspartic and says a full epoxy cure may stretch to a week. Bob Vila's guide gives about three days before parking on epoxy. We tell you the exact time for your floor.
Will my coated garage floor be slippery?
Smooth gloss can be slick when it is wet. The chips in a broadcast floor give it texture on their own, and anti-slip aggregate can be mixed into the topcoat too, mainly by the door where rain and wet feet come in.
Can you coat a garage where I keep a golf cart?
Yes. We pick a chemical-resistant topcoat for battery drips, add texture where the cart rolls in and suggest a mat under the charger area. Let us know about the cart at the estimate.
